We also offer open houses once per month for a small fee, unlimited contract offer negotiations, specialized marketing, and MORE! Total full service listing commission is a total of $1,200.00 and we credit your monthly payments toward the total, so any unpaid balance is paid at closing! So, if you list, and sell quickly, you pay very little up front! Complete details will be in your listing agreement. (full fee required if listing is cancelled before contract ends)

Helpful MLS Information
When agents or consumers talk about listing on the MLS, listing on the “local MLS” is what they mean. There is only one MLS in your area that agents use. There are over 800 MLS’s in America, but you only want to be one in your area. The MLS we list on is referred to as NTREIS, often pronounced NET-RISS.
More about Centralized Showing Scheduling Service (CSS) & Showing Feedback
Agents are accustomed to using the CSS call center service to make appointments, and it makes your property very easy to show. Realtors will call the service to make an appointment to show your home. You set the parameters such as “need an hours notice”, “don’t let pets out” or that the home is always available anytime between 9am and 5pm so just go and show.
Why Use CSS (Central Showing Service)?
CSS is for you and an agent’s convenience on showing your home. CSS is open 7 days a week 12 hours a day to set showings for your home. CSS also verifies agents are licensed and in the agent database before giving the lockbox code. Vacant homes may have a combination lockbox, but most agents use bluetooth-enabled lockboxes in combination with a smartphone and electronic key app.
- After each showing, CSS will automatically e-mail each agent 2 times for showing feedback. You will have your own personal web page to see your feedback. You will also receive feedback via email.
- Only Realtors use CSS for appointments. Your contact info may be shared publicly if you want unrepresented buyers to contact you directly.

More about Buyer’s Agent Commission
We recommend that a commission be offered to a buyer’s agent. This must be listed as a percentage of the sale price. We recommend 3% which is the industry “norm”. We never recommend going any lower than 3%, as historically this has proven to reduce or completely eliminate showings, when selling is your goal.
